Heating and Air Conditioning
Furnace
- • Gas valve shut offs are located within the gas lines near the furnace and water heater
• When the long part of the valve is in line with the pipe, it’s turned on
• If you suspect you have a gas leak, leave home immediately and call the gas company
• Change air filters monthly; shut off the unit before changing filter
• Clear the intake and exhaust pipes, located outside near the ground level, of snow or other debris
Air-Conditioner
- • Keep outside unit from becoming clogged or dirty
• Rinse unit occasionally with a garden hose; turn unit off before rinsing—switch is located inside the electrical box mounted on the side of the house near the air conditioning unit
• Prior to the start of the air conditioning season:
a) wait for outside temperature to exceed 60 degrees Fahrenheit
b) check breaker box located in garage or basement to ensure breaker is on to the AC unit
c) check electrical disconnect box on the exterior of the home near the air conditioner to ensure the switch in is the on position
d) make sure furnace filter has been replaced in the last 30 days
e) manually switch thermostat to “cool” and set temperature several degrees below room temperature
f) monitor room temperature to ensure it achieves the thermostat setting
• If unit does not operate due to lack of electrical power, contact electrical trade partner
• If unit does not operate for any other reason, contact heating and cooling trade partner
Thermostat
- • Replace batteries once a year; remove front cover to replace batteries
• The “Auto” blower-fan setting allows fan to run intermittently according to thermostat temperature
• The “On” blower fan setting allows the fan to run continuously for constant air circulation
Care and Maintenance of New Heating and Air Conditioning System
- • Have your furnace inspected yearly by a qualified technician
• Change or clean filter once a month
• Keep combustible materials clear of furnace area
• Visually inspect furnace for problems: holes in ductwork or flue, loose or unsecured wires, water leaks around condensation lines, etc.
• Adjust floor registers according to conditions
• Continuous fan operation helps balance temperatures in extreme hot and cold weather conditions
• Expansion and contraction of duct work may cause minor popping sounds
• Air conditioning works better if thermostat is left on and not turned off when leaving the house
• Close drapes and blinds to reduce the amount of heat entering the home
• Added humidifiers must maintain proper moister levels. Uncontrolled humidity causes condensation problems, warping of doors and woodwork and mold growth
• Allow for an adequate volume of air flow around furnace and water heater
Trouble Shooting Before Calling for Service on Furnace
- • Check main breaker in box and service switch located on furnace to make sure unit is on
• Check thermostat for proper setting
• Make sure gas valve for furnace and main gas meter are open
• Check that blower-fan access panel is installed securely, located on lower furnace door
• Make sure air filter is clean and in tact
• For a high efficiency furnace, make sure no snow or other debris is blocking the air intake or exhaust pipes, located near ground level by exterior air conditioner
Trouble Shooting Before Calling for Service on AC Unit
- • Check main breaker box, service switch on furnace and breaker located inside the box mounted on the house by exterior AC unit to ensure they are on
• Check thermostat for proper setting
• Check that blower-fan access panel is installed securely, located on lower furnace door
• Make sure air filter is clean and in tact
• Check coils on exterior unit; clean unit if clogged—turn breakers off first
• If furnace is equipped with a humidifier, turn it off during summer
Air Purification System
- • System is available for heating and air conditioning equipment
• System is mounted on the supply side of the furnace
• Operates by use of ultra violet light
• Sterilizes substantial amounts of mold and bacteria
• Replacement bulbs may be purchased through heating and cooling trade partner
• Refer to owner’s manual for maintenance and care instructions
