Electrical

Main Breaker Box and Circuit Breakers

  • • Main breaker box is located either in garage or basement
  • • Electricity is routed through main breaker to various circuits within the house
  • • Circuit breakers may be shut off
  • • Circuit breakers will shut off if they are overloaded
  • • Overloads caused by:
    • a) too many appliances plugged into one circuit
    • b) a worn cord
    • c) a defective appliance
    • d) operating appliance at too high an amperage level
  • • Circuit breakers may be reset by switching them to the off position and then back on

 

GFCI (Ground Fault Circuit-Interrupters)

  • • Designed to protect people from electrical shock in areas where water and electrical appliances come in contact with each other
  • • They trip immediately at the receptacle inside the house
  • • To regain power after tripping, press the reset button
  • • If power is not regained, check the main circuit breaker box

Recessed Can Lights

  • • Sensors keep them from overheating
    • If they get too hot, they will shut down, cool off and reset themselves automatically

Light Fixtures and Ceiling Fans

  • • We provide most light fixtures and ceiling fans
    • Electricians install them on behalf of Regency Homes
    • If a problem occurs with fixture, contact your Customer Care coordinator

Smoke Detectors

  • • Smoke detectors include a back-up battery feature
    • If one detector goes off, after a few seconds the rest of the detectors will follow
    • Find the initial detector that went off by looking for a flashing red light on the detector
    • Test your detector monthly by pressing the Test button on each unit; wait for the alarm to sound
    • Periodic chirping from the detector means the battery needs to be changed or that dust has settled in the detector vents
    • Replace the 9-volt back up battery once a year
    • Clean the detector vents monthly by placing the nozzle of the vacuum cleaner on the vents

Carbon Monoxide Detector

  • • Requires the same periodic testing and battery replacement as the smoke detector listed above

Phone and Cable Wires

  • • Make sure the phone company has been at your home to make the initial phone connection
    • Wiring for local cable is provided
    • Additional wires may be needed for satellite television
