Miscellaneous Items

Interior Doors

  • • Due to humidity changes, doors tend to warp over time
    • To correct the warp, leave the door closed at much as possible and as the humidity levels change, the door will naturally correct itself

Exterior Doors

  • • Swing style exterior doors are equipped with adjustable thresholds that can be raised or lowered with a screwdriver for a perfect seal
    • Properly adjusted doors should lightly sweep across the threshold and no light should be visible beneath the door
    • When closing exterior doors, push firm enough so the bolt on the knob clicks into the strike plate

Whirlpool Tubs

For normal operation:

  • • Fill tub so water is at least three inches above the highest jet
    • Adjust pressure control to minimum setting
    • Turn direction of all jets to the downward position
    • Turn the whirlpool on
    • After tub as been turned on, adjust jet and pressure

Cleaning the Whirlpool Tub

  • • Set air controls to minimum setting
    • Fill tub with warm/hot water until water covers jets
    • Add 2 teaspoons of low-sud dishwasher detergent such as Cascade and 4 ounces of household bleach to the water
    • Run whirlpool for 10-15 minutes
    • Drain tub and fill again with cold water until water covers jets
    • Run whirlpool for 10 minutes; drain the tub

Laminated countertops

  • • For everyday cleaning, products such as 409 Spray Cleaner or an equivalent work well
    • For occasional stubborn spots or stains, a mild abrasive may be used
    • Harsh or mild abrasive-type products are not recommended for every day cleaning

Vanity Tops, Fiberglass Tubs and Shower Stalls

  • • For normal cleaning, use a soft sponge, warm water and a non-abrasive cleaner
    • Make sure cleaner lists on the label “safe for fiberglass surfaces”
    • Car wax will help protect and give shine to fiberglass surfaces
    • Do not wax the floor or tub for safety reasons
    • Brass faucets and fixtures keep shiny appearance longer if dried with a soft clean towel after each use
    • Brass will gradually tarnish and take on an antique appearance

Caulking

  • • We will repair or replace caulking in specified areas one-time only
    • After the first year, all caulking is considered the homeowner’s responsibility

Ceramic and Tiled Showers

  • • The tile installer has not sealed the grout around whirlpool tub and shower
    • Sealing grout is the homeowner’s responsibility
    • Sealed grout may help prevent stains and assist in future cleaning
    • The weep holes on the shower, located inside, at the bottom, on the door sides where the tile meets the base, should never be caulked shut
    • Hairline cracks in caulking are considered the homeowner’s responsibility
    • If cracks are more serious and shower is leaking, call Regency Homes’ Customer Care Department

Scuttle Hole for Attic Access

  • • Attic insulation should be checked to make sure it has not moved out of place
    • Move insulation back into place with a rake or broom
    • Attic is not intended for storage of any kind
    • Using attic for storage will result in voided warranty protection

Grading and Drainage

  • • Drainage swales may not follow the property lines of your lot
    • Once the grade is established, the homeowner maintains it
    • Keep downspout extensions in place at all times
    • If an extension is missing, replace it as soon as possible

Decks

  • • Decks are built for light recreational use only
    • If you plan to use it in another way, seek professional assistance

Fences

  • • Check development’s covenant for protections regarding placement and style
    • Determine exact location of lot pins and property lines by having your lot professionally surveyed
    • Sod lines and sidewalks are not accurate indicators of property lines

Garage Use

  • • Do not allow automotive vehicles or motorized equipment to idle or warm up in attached garage; harmful fumes may enter the house
    • The suggested procedure for limited exhaust exposure is:
    a) open garage door
    b) start vehicle or equipment and immediately remove it from garage
    c) close overhead garage door and let vehicle or equipment warm up outside

Security System

  • • A security system may have been installed in your new home
    • Contact trade partner for optional monitoring packages
