Plumbing

Main Water Shut Off Valve

  • • Located in the basement by the water meter
    • If a leak occurs, immediately shut off valve and notify plumber
    • We equip each sink, stool and dishwasher with its own shut off valve; this enables you to isolate a leak at any fixture

Sillcocks (exterior water faucets)

  • • Designed for self draining
    • Disconnect hoses and other attachments during cold weather

Electric Water Heater

  • • Electronic ignition used to light the main burner
    • If device is not working properly, call for service
    • Never attempt to light the pilot manually

Safety temperature-pressure relief valves

  • • Valves release water when tank is not functioning properly
    • If water is released, call a plumber for service immediately

Sump Pump

  • • Removes ground water from around foundation, which helps maintain a dry basement
    • Test sump pump biannually
    • a) remove plastic cover on top of basket, exposing pump
      b) reach inside and gently lift the float to its highest position
      c) a humming noise should be heard, meaning pump is operating
      d) if no noise is heard, call plumber immediately
      e) pour 10-15 gallons of water into basket
      f) see if sump pump expels water
      g) call a plumber if problems occur

Garbage Disposal

  • • Designed for small amounts of food only
    • Run a lot of cold water when using disposal
    • Continue to run water one minute after disposal is turned off
    • In the event of a clog
    • a) unplug unit from outlet located inside the kitchen sink cabinet
      b) insert provided service wrench into the shaft on the underside of the disposal
      c) turn counterclockwise or back and forth to free the clog
      d) you may need to push the red reset button on the underside of the unit to start the disposal again
      e) call plumber if you are unable to unclog the disposal

Gas Valves

• Gas valve shut offs located in the basement near the furnace and water heater
• When the long part of the value is in line with the pipe, it’s turned on
• If you suspect a gas leak, leave your home immediately and call gas company

 

Toilet Stools

  • • Low Flush; Water Saver Toilets
    • To keep your stools at their best:
    • a) intermittently flush during various stages of use
      b) keep use of toilet paper to a minimum
      c) keep water line inside tank properly adjusted
      d) keep a plunger nearby
      e) never use chemical drop-in type tank and bowl cleaners inside toilet tank—they may cause your toilet to leak
