Homebuyers FAQs
1. When will I know the closing date? Can I move it up?
- The closing date is determined by the kind of home you build. If you build a single family home, the closing date is set when framing is complete. For townhomes, the closing date is set when drywall is complete. Regency Homes schedules all of the work on your home so it will be complete in the most efficient and timely manner possible. All work must be complete in the home before you move in, to create a safe environment for you and your family.
2. What is the next step?
- The next step depends on what stage of the building process your new home is in when you sign a purchase agreement. Some homes are complete and ready for move in. Other homes are still under or just beginning construction. Your Customer Relations Coordinator and real estate agent will be your guides, making sure you are comfortable with each stage of the process and ensuring all decisions are made on time.
3. Does Regency Homes clean all vents in the home prior to closing?
- Yes. In fact, Regency cleans your entire home before closing! During your Final Orientation Celebration Walk Through, your Regency Homeowner Orientation Specialist will present your new home to you, pointing out all of the features and selections you have made. At that time, your home will be clean and ready for move in. However, please remember that dust will settle in your new home shortly after you move in because of the construction that has been taking place in it over the past months.
4. Can I make changes after construction begins on the home?
- We ask you take time prior to finalizing your selections to confirm you are content with all of your choices. Any changes requested after that will be considered, but additional expenses are associated with further changes as well as time delays that may postpone your closing date.
5. What brand of products does Regency Homes use?

6. Can I build a fence in my yard and what type is allowed?
- The covenants and protections specific for your community will identify what type of fence is allowed. Single family homeowners will receive a copy of the covenants from the real estate agent prior to closing. You will still need to contact the city you live in to have your home site surveyed.
7. How do I find out about association dues in my community, garbage pick up, recycling and utilities?
- Your real estate agent will have information about dues required for your community. You are responsible to contact the city to arrange for garbage pick up and recycling. Contact the post office to set up a new mailbox and to forward any mail that is sent to your previous address. Make sure to call your local utility company to set up phone, electricity and water services before you move in to ensure you experience no breaks in service to your home.
8. What is the cost of upgrading certain aspects of my home, such as carpet, countertops and lighting?
- The cost is specific to the floor plan you choose. Your Design Studio Consultant will guide you through the Design Studio to determine what options best fit your style. You will discuss specific pricing at that time.
9. Why do I need to pay a nonrefundable deposit?
- What is of value to one customer may not be of value to another. Personalizing your home is just as important to you as it is to the next homebuyer. The non-refundable deposit assures us you are serious about your decision to purchase a home and committed to the choices you have made.
10. Can I use my own outside vendors for upgrades?
- Our pricing, building schedules and warranties are based on our preferred vendors. Therefore, we are not able to allow outside vendors to work on our homes because we already have contracts in place with our preferred vendors. Using outside vendors can delay the closing date, cause scheduling conflicts and void warranties on your home.
11. Can I make structural changes?
- Structural changes are considered on an individual basis based on your specific home and floor plan. Additional charges are associated with structural changes in order to cover the professional time needed to redraw and approve the changes.
