Home Purchase Process

When buying or building a new home, you should know what to expect. No surprises. Regency Homes has mapped out the buying and building process, so you always have an idea of what comes next as a Regency Homes homeowner.

 

Agreeing to Purchase a Regency Home
  • • At this stage, you will pre-qualify for financing with First American Bank Home Mortgage, Regency Homes’ preferred financing partner.
  • • Your REALTOR® will deliver your purchase agreement to Regency Homes via the Regency community listing agent.
  • • The purchase agreement is reviewed and signed by Regency Homes, then returned to you by your REALTOR®.

Learning About Regency Home Ownership
  • • Each home buyer is guided by a Customer Relations Coordinator. Your Customer Relations Coordinator will schedule a buyer orientation for you.
  • • During orientation you will become familiar with the Regency Design Studio, learn about your Regency home and the building process, and review the warranty procedure with the Customer Care Team.

Personalizing Your Floorplan
  • • You have the opportunity to personalize your floorplan to fit your needs.
  • • Any structural changes to the home are recorded at this point.
  • • Your Design Studio Consultant reviews each room and floor with you.
  • • Your Consultant points out included features and discusses upgrade options.
  • • You will take some time to browse through the Regency Design Studio.

Making Your House a Home
  • • Your Design Studio Consultant will guide you through the options available to personalize your home. This meeting generally occurs approximately two weeks after the purchase agreement is signed.
  • • Choose your carpet, tile, countertops, cabinets, landscaping and much more.
  • • After the meeting, you will have five days to review and confirm your decisions.

Construction Gets Under Way
  • • Final documents are completed and submitted, which starts the building process – foundation package, engineering site plan, building permit, staking of home site and digging of basement.
  • • Three to four weeks after paperwork is assembled, digging begins.
  • • Foundation is dug and poured.
  • • Plumbing ground work is laid.
  • • Framing takes place.
  • • A closing date is set on single family homes after the framing is complete.

Previewing Your Home
  • • Your Homeowner Orientation Specialist walks you through your home, pointing out your selections. This early walk–through occurs after the home has been framed, wired, and plumbed.
  • • You are able to verify the options you chose when you reviewed your floor plan.
  • • Construction is completed – insulation and drywall are installed, trim carpentry is completed, painting is done, carpet is laid.
  • • Closing dates are set for townhomes after the drywall is installed.

Quality Checks
  • • Quality checks are performed by our staff and city inspectors to ensure the construction process is completed effectively.
  • • Checks include: framing, mechanical, drywall, trim and final quality check.
  • • The final quality check is performed by your Homeowner Orientation Specialist and necessary changes are communicated to the building team.
  • • The building team makes needed repairs, touches up paint and cleans the home.

Celebration Tour
  • • You do a final walk-through of your home and sign off on its construction.
  • • Your Orientation Specialist demonstrates operations of appliances and mechanical systems and explains maintenance responsibilities.
  • • Your Orientation Specialist explains the 2•5•10 Limited Warranty.

Year-End Anniversary Care Program
  • • We will contact you and ask for a list of warranted items in need of repair.
  • • We will schedule a convenient home care appointment during service hours.
  • • Our goal is to satisfy your needs in one visit!
  • • We provide free visits from the drywall trade partner for minor repairs for 2 years.
  • • Touch up paint is provided for your use at closing.
  • • A final contact is made after two full years of ownership.
